Move Out Cleaning Checklist for Portland Renters

Move Out Cleaning Checklist for Portland Renters

Moving is stressful enough without worrying about losing part of your security deposit. Yet cleaning is one of the most common reasons renters see deductions, usually because of the spots nobody thinks about until the landlord's final walkthrough: the inside of the oven, the grime behind the fridge, or the dust on top of the kitchen cabinets.

Whether you're leaving an apartment in Portland, a rental house in Vancouver, WA, or selling your home in Lake Oswego, this move out cleaning checklist covers everything landlords, property managers, and new owners expect to see.

What is move out cleaning?

Move out cleaning is a top to bottom clean of an empty home or apartment after your belongings are gone. Because the space is empty, it reaches areas a regular cleaning can't: inside every cabinet and drawer, inside and behind appliances, inside closets, and along every baseboard.

The goal is simple: return the space in the condition you received it, minus normal wear and tear.

What does a move out cleaning include?

A thorough move out cleaning typically includes:

  • Cleaning inside and outside of all cabinets, drawers, and shelves

  • Cleaning inside the oven, fridge, freezer, dishwasher, and microwave

  • Pulling out appliances (when possible) to clean behind and underneath them

  • Scrubbing bathrooms, including tile, grout, tubs, showers, and toilets

  • Wiping baseboards, doors, door frames, light switches, and outlets

  • Cleaning windows, sills, and tracks

  • Dusting light fixtures, ceiling fans, and vents

  • Vacuuming and mopping all floors, including inside closets

  • Take date-stamped photos of every room to document its condition

Moveout cleaning tips for tenants

  • Start with your lease. Some leases spell out specific cleaning requirements, such as professional carpet cleaning. Review it before you begin.

  • Compare with your move in report. If you documented the condition when you moved in, use it as your baseline.

  • Clean after the movers leave. It's nearly impossible to clean properly around boxes and furniture.

  • Work top to bottom. Dust ceiling fans and shelves before you clean the floors, so dirt doesn't fall on surfaces you've already cleaned.

  • Don't forget Pacific Northwest problem spots. Our damp climate means mildew around windows, in bathroom corners, and on caulk lines is common. Landlords will notice it.

  • Document everything. Photos of a clean, empty unit are your best protection if there's a deposit dispute.

How much does move out cleaning cost?

The cost of move out cleaning depends on the size and condition of the home. The main factors are:

  • Size of the home: number of bedrooms, bathrooms, and total square footage

  • Current condition: a home cleaned regularly takes less time than one with heavy buildup

  • Appliances: inside-oven and inside-fridge cleaning add time

  • Add-ons: interior windows, blinds, walls, or garage

  • Timing: same-day or last-minute requests before a deadline

When you compare quotes, ask exactly what's included. A low price that skips inside appliances or cabinets can end up costing you more in deposit deductions.

Move out cleaning vs. deep cleaning

They cover many of the same tasks, but they're not the same. A deep clean works around your furniture and belongings in a lived-in home. A move-out clean happens when the home is empty, so it adds inside cabinets, inside closets, inside appliances, and behind and under everything. It's the most complete clean a home gets.
